Brisbane Airport launches largest industrial land release in its history

Brisbane Airport has embarked on its largest-ever release of industrial land, developing a 30-hectare pipeline for industrial facilities and operations across the next three years.

The strategic rollout offers prospective tenants access to 24/7 operations, major arterial road links including direct access to the Gateway Motorway, airside proximity, and state-of-the-art custom facilities, with flexible 7+ year lease terms.

The land release, which is equivalent to about 42 soccer fields, represents an investment of over $400 million in land preparation and building construction that will bolster the investment property portfolio of Brisbane Airport by more than 150,000sqm.

Brisbane Airport’s current portfolio exceeds $2.6 billion in value and has increased by over $500 million in the past two years.

The launch responds to sustained demand from logistics, warehousing and advanced manufacturing operators competing for limited industrial land, as South East Queensland’s industrial vacancy continues to tighten. Brisbane’s vacancy currently sits at 3 per cent.

Over the past five years, Brisbane Airport has developed more than 120,000sqm of gross lettable area for industrial space, reflecting the ongoing demand for prime-industrial land. Brisbane Airport is home to more than 600 businesses, with 200 of those tenants located across 450,000sqm of net lettable area in building leases and more than 1.3 million sqm of ground leases.

Existing precinct occupancy currently sits at 100 per cent, with a weighted average lease expiry (WALE) of 8.55 years for the industrial portfolio.

Brisbane Airport Executive General Manager Commercial Scott Norris said the scope of the planned rollout was the most intensive in the airport’s history, driven by the scarcity of premium industrial space and Brisbane Airport's connectivity advantages.

“What we’re bringing to market is one of the last opportunities of this scale in South East Queensland. The industrial vacancy story you’re seeing in headlines reflects a real squeeze on tenants, and our role is to release land in a way that meets that demand,” he said.

“We’re invested in a long-term vision to deliver connectivity, innovation and sustainable growth through precincts designed for businesses today and into the future. This rollout is part of our plan to sustainably manage 420 hectares over the next decade as Brisbane continues to evolve.”

Mr Norris said the airport’s newest precinct, Airport Industrial Park, launched Stage 2 to market in April with 27,000 square metres of customisable facilities currently under development, for up to 10 tenants. Following the launch, the second stage has attracted strong early interest, with around 40 per cent of the lettable area pre-committed, and construction of the first tenant facilities commencing shortly.

The new facilities under development as part of Stage 2 are targeting Green Star 5 Star rating credentials and are expected to reach practical completion by mid-2027.

Stage 1 is already home to operators including 4WD SupaCentre, Aramex, Australia Post, Martin Brower, Sadleirs and Tile One.

The precinct forms part of the $5 billion Future BNE investment program that will see more than 150 projects delivered across Brisbane Airport over the next five years.
